
Deposit: A 25 % deposit is required at the time of booking to secure your reservation. This deposit will be applied toward the total cost of your stay.
Balance: The remaining 75 % is due 60 days before your arrival. If your booking is made within 60 days of arrival, the full amount is payable at the time of booking. Payment method:
Any refunds (see below) will be processed to the original payment method.
Because we’re a small operation, cancellations can have a significant impact on revenue. Our policy balances fairness with the need to protect our business:
More than 60 days before arrival: Your deposit will be refunded minus an administrative fee of $100 CAN to cover transaction and marketing costs.
31–60 days before arrival: The 25 % deposit becomes non‑refundable. If you cancel within this window but before the balance is due, any balance you have paid will be refunded.
30 days or less before arrival: The full booking amount becomes non‑refundable. At such short notice it’s nearly impossible to re‑book the dates, so late cancellations normally forfeit the entire stay. However, we reserve the right to offer a rebooking credit or partial refund in exceptional circumstances (e.g. government‑imposed travel bans, natural disasters, or other force‑majeure events). Any refund is entirely at our discretion and will be less any non‑recoverable costs and third‑party fees we’ve already incurred minus a $100 administration fee to cover re‑advertising, transaction costs and our time.
No-shows or early departures: No refunds will be issued.
We strongly recommend guests purchase travel insurance to cover unforeseen circumstances.
By booking with us, you agree that you and your guests are fully responsible for any damage, destruction, missing items, excessive cleaning, or rule violations that occur during your stay. If such an incident arises, we will invoice you for the full cost of repair or replacement, plus any additional cleaning fees or loss‑of‑use charges necessary to restore the property. Failure to pay these charges may result in legal action. We encourage all guests to respect the property and report any issues immediately.
Check‑in / Check‑out: Check‑in is after 3 p.m.; check‑out is by 11 a.m. Early check‑in or late check‑out may be available for an additional fee and must be arranged in advance.
Occupancy and House Rules: Only the named guests on the reservation may occupy the property. Please adhere to local bylaws and house rules regarding noise, pets, smoking and maximum occupancy. Violations may result in forfeiture of your deposit and, in extreme cases, immediate eviction without refund.
Communications: All changes, cancellations or special requests must be made in writing (email). We will confirm any changes in writing to avoid misunderstandings.
